Types of commercial metal roofs
- Exposed-fastener (screw-down) panels. Ribbed panels screwed through the face into purlins. Common on post-frame and ag buildings. Lower cost; the screws and their washers are the weak point.
- Standing seam. Panels joined by raised, folded seams with concealed clips that let the metal expand and contract. More expensive, fewer holes, longer service life.
- Metal retrofit framing. A sloped metal roof built on light framing over an existing flat roof, used to end chronic ponding on a low-slope building.
Metal fits buildings where long life matters, where the roof slope sheds water, and where the structure was designed for it. It is less suited to dead-flat roofs, which belong under a membrane like TPO or EPDM.

Metal roofs in East Central Illinois
Outside the Champaign-Urbana core, metal is everywhere: farm shops across rural Champaign, Douglas and Piatt counties, post-frame commercial buildings along the highways, and light industrial buildings on Champaign's north side. In Rantoul, the former Chanute Air Force Base complex has become an aviation, business and industrial park full of large, aging roofs, many of them metal or low-slope. In Danville and Tuscola, older industrial sites have the same mix.
Many of these buildings were put up decades ago with exposed-fastener panels and little or no insulation. They often still have sound framing and panels with years left in them, which is why fastener programs, coatings and retrofits are such common requests. The weather tests them in specific ways.
- Wind. The March 30, 2025 storms brought a 68 mph gust at Willard Airport and an EF-1 tornado from near Ivesdale to just north of Tolono, and NWS reported a post-frame building collapse in Tolono. The August 2020 derecho brought 60–62 mph gusts to Champaign and Urbana and 75 mph to Danville. Wind finds loose trim, ridge caps and under-fastened panels first.
- Hail. Urbana averages about 2.2 hail days a year. Hail dents panels; whether a dent is cosmetic or affects function is a question for the inspection and the insurer.
- Temperature swings. Metal expands and contracts daily. On screw-down roofs that movement slowly loosens fasteners and wears out the rubber washers, and that causes most metal roof leaks.
- Condensation. Uninsulated or poorly vented metal buildings drip on the inside in cold weather, which owners often mistake for a roof leak.
Repair, coat, retrofit or replace
Contractors usually start with the cheapest fix that fits the roof's real condition.
Fastener and sealant work
Replacing backed-out or worn screws with oversized fasteners, resealing laps, and re-securing trim and ridge caps. Often the first fix for a leaking screw-down roof.
Rust treatment and coating
Where panels are rusting but still solid, a coating system with seam and fastener treatment can extend service life.
Panel replacement
Rusted-through, badly dented or wind-damaged panels are swapped out, matching the profile where possible.
Retrofit or full replacement
New metal over the old (with spacers or framing), a single-ply over metal with flute-fill insulation, or tear-off and new panels when the old roof is beyond saving.
Commercial metal roofing cost
| System / item | Typical installed range | Source |
|---|---|---|
| Metal | $7–$15 / sq ft | ServiceTitan 2026 |
| Silicone roof coating | $1.50–$4.50 / sq ft | Angi/HomeAdvisor 2025 |
| Tear-off / removal (adder) | $1–$5 / sq ft | Fixr 2026 |
Metal has the longest typical lifespan of the common systems, 50–70 years (Fixr 2026), which is why its higher installed price can still pencil out over the life of a building. Panel type (screw-down vs standing seam), gauge, finish, insulation and trim work drive the range. Retrofit framing over a flat roof adds structure and engineering. The cost guide compares metal with membrane systems.
Metal roofing pros and cons
Strengths
- Longest typical lifespan of common systems
- Sheds snow and water well on adequate slope
- Non-combustible
- Standing seam has few roof penetrations
- Panels can often be replaced one at a time
Limits
- Higher installed cost per square foot
- Exposed fasteners need periodic attention
- Hail dents are visible even when minor
- Not suited to dead-flat roofs
- Condensation control needs insulation and venting
Questions to ask metal roofing bidders
- Screw-down or standing seam, what gauge and finish, and why?
- For a leaking screw-down roof: is a fastener replacement program enough, or do panels need replacing?
- How will you handle insulation and condensation?
- For a retrofit: is an engineer involved, and is a permit required?
- What warranty covers the panels, the finish and the workmanship?
- What is your Illinois unlimited roofing license number? Verify at idfpr.illinois.gov.
Metal buildings on farms and commercial lots still need a licensed roofer for commercial roofing work. We ask contractors to confirm their IDFPR unlimited license; check any bid yourself.
Commercial metal roofing FAQ
Why does my metal building roof leak at the screws?
Daily expansion and contraction loosens exposed fasteners over time, and the rubber washers under the screw heads dry out and crack in sun and cold. Water then follows the screw shank inside. Replacing fasteners and resealing laps is often the first repair before considering coatings or panels.
How much does a commercial metal roof cost?
Typical national installed ranges for metal roofing run about $7 to $15 per square foot (ServiceTitan 2026). Standing seam, heavier gauges, premium finishes, insulation and retrofit framing push costs up. Champaign-area bids vary with building size and access, so compare several local quotes.
Is hail damage to a metal roof covered by insurance?
It depends on your policy. Some commercial policies limit coverage for cosmetic dents on metal roofs while covering damage that affects function. Your insurer decides coverage. A contractor can document the damage, and you can ask your insurer or a licensed public adjuster to explain how your policy treats it.
Can a flat roof be converted to metal?
Yes. A metal retrofit system adds light framing over an existing low-slope roof to create a pitch, then covers it with metal panels. It can end chronic ponding, but it adds weight and structure, usually needs engineering and a permit, and costs more than a membrane re-roof.
