Black EPDM rubber membrane on a warehouse roof

What EPDM is

EPDM is a synthetic rubber membrane, usually black, sold in large sheets that cut down the number of seams. Unlike TPO and PVC, its seams are not welded. They are joined with seam tape and primer (older roofs used liquid adhesive). It goes down three ways:

  • Ballasted with river rock holding loose-laid sheets in place. Common on older large roofs.
  • Fully adhered with bonding adhesive to insulation or cover board.
  • Mechanically attached with plates or bars at the seams.

EPDM fits buildings where low first cost, flexibility in cold weather and simple repairs matter more than a reflective surface. White EPDM exists, but most installed EPDM in this area is black.

Owners usually come to EPDM in one of two ways: an older rubber roof that has started leaking, or a re-roof where EPDM is one of the bid options. Both are covered here. Call Call (727) 300-6656 with questions.

Common EPDM problems on older roofs

A rubber roof that was installed decades ago tends to fail in predictable places:

  • Seam failure. Older adhesive-bonded seams dry out and open, especially along long laps.
  • Shrinkage. Aged EPDM shrinks, pulling flashing away from walls and curbs and "bridging" at corners.
  • Punctures. Rubber is soft; dropped tools, HVAC service and hail can puncture it.
  • Displaced ballast. Wind moves stone, exposing membrane to sun and leaving bare spots that can lift.
  • Flashing and pipe boots. Small details at penetrations crack long before the field wears out.

Freeze-thaw makes all of these worse. The Champaign station averages roughly 126 days a year at or below freezing, per state climatologist normals, and meltwater that sits in an opened seam freezes and pries it further apart. Most EPDM leak calls in this area come in spring.

Repair, recover or replace an EPDM roof

Contractors usually work through the same three questions.

  1. Is the field still sound?

EPDM membranes often last longer than their seams. If the sheet stretches and is not cracked, seam and flashing repairs can extend its life.

  2. Is the insulation dry?

Core cuts or a moisture survey show how much water got under the membrane. Wet insulation has to come out; it cannot be sealed over.

  3. How many layers are there?

If this is the only roof, a recover may be allowed. If the EPDM was itself installed over an older roof, code points to a tear-off.

  4. What does the building need next?

Energy-code insulation, drainage fixes, a reflective surface, or just ten more years? The answer decides between repair, coating, recover and replacement.

Repairs on EPDM use EPDM-compatible primers, tapes and cover strips. Ask the contractor to confirm the materials are compatible with your existing membrane and any warranty. For a general approach to finding leaks first, see commercial roof repair.

EPDM roofing cost

Typical national installed ranges (Fixr Jan 2026, ServiceTitan Feb 2026, HomeAdvisor/Angi 2025). Champaign bids vary — get local quotes.
System / itemTypical installed rangeSource
EPDM rubber$3–$13 / sq ftServiceTitan 2026; Fixr 2026
TPO single-ply$4–$14 / sq ftFixr 2026; ServiceTitan 2026 ($4–$8)
Tear-off / removal (adder)$1–$5 / sq ftFixr 2026

EPDM's low end is the lowest of the common membranes, which is a big reason it covers so many older buildings. The higher end reflects fully adhered systems, thick membranes, tear-off and energy-code insulation. Typical EPDM lifespan is up to 30 years (Fixr 2026).

A ballasted roof has its own costs: the stone has to be moved and either reused or hauled away, and the structure must be able to carry it. Use the cost calculator to compare EPDM with TPO and other systems on your square footage.

EPDM pros and cons for a Champaign building

Strengths

  • Often the lowest installed cost per square foot
  • Stays flexible in cold weather
  • Simple, well-understood repairs
  • Large sheets mean fewer seams
  • Long track record on Midwest roofs

Limits

  • Black EPDM absorbs summer heat
  • Taped or glued seams, not welded
  • Soft membrane punctures more easily
  • Shrinkage with age stresses flashing
  • Poor match for grease or oil exposure

Questions to ask EPDM bidders

  • Is the existing membrane worth repairing? Show me photos of the seams and flashing.
  • Did core cuts find wet insulation, and how much?
  • For a new roof: 60 or 90 mil, black or white, ballasted, adhered or attached, and why?
  • What will you do with existing ballast stone?
  • What warranty applies, and who issues it?
  • What is your Illinois unlimited roofing license number? (Verify at idfpr.illinois.gov. Bids must show a 104- number.)

EPDM roofing FAQ

How much does an EPDM roof cost?

Typical national installed ranges for EPDM are about $3 to $13 per square foot (ServiceTitan 2026; Fixr 2026). Fully adhered systems, thicker membranes, tear-off and energy-code insulation push toward the top of the range. Champaign bids vary, so compare local quotes on the same scope.

Can an old EPDM roof be repaired?

Usually, if the membrane field is still flexible and the insulation underneath is dry. Open seams, flashing failures and punctures can be repaired with EPDM-compatible primers and tapes. If several areas leak at once or core cuts show wet insulation, compare repair with recover or replacement quotes.

Is EPDM or TPO better for a warehouse?

Both are common on Midwest warehouses. EPDM often costs less up front and handles cold well; TPO offers a white reflective surface and welded seams. Building use, budget, rooftop equipment and how long you plan to own the building usually decide it. Ask bidders to price both.

Can you coat an EPDM roof?

Some coating systems are designed for EPDM, usually with a specific primer, but adhesion to rubber is the main challenge. A contractor should clean the roof, run an adhesion test and confirm the insulation is dry first. Coating is not a fix for wet insulation or widespread seam failure.
