TPO Roofing Cost: What a Commercial TPO Roof Costs in 2026

Short answer: TPO roofing costs about $4–$14 per square foot installed as a typical national range (Fixr, January 2026). ServiceTitan's February 2026 range is narrower, at $4–$8. Removing the old roof adds roughly $1–$5 per square foot (Fixr 2026). For a 20,000 sq ft building, that is about $80,000–$280,000 for the TPO system before tear-off. Your real number depends on what sits under the membrane and what sits on top of it.

What drives a TPO bid up or down

1. Tear-off or recover

Removing the old roof down to the deck costs more and takes longer, but it exposes wet insulation and deck damage that a recover would cover up. Code also limits recovers: they are not allowed over two or more existing roof coverings or over a wet or deteriorated base (2021 IBC 1512.2.1.1). The guide to roof recover vs replacement explains how contractors decide.

2. Insulation and the energy code

Insulation is often the largest line item after labor. In Champaign, a full replacement where the insulation sits entirely above the deck often has to meet the current Illinois Energy Conservation Code — often R-30ci continuous insulation for above-deck insulation in this climate zone, per code summaries. Your contractor and the building department confirm what applies. Thicker insulation can also mean raising curbs, edge metal and flashing heights.

3. Tapered insulation for drainage

Roofs that hold water often get tapered insulation that builds slope toward drains. It adds material and design time but can fix ponding at the source. National price ranges usually leave it out.

4. Membrane thickness

TPO is commonly sold in 45, 60 and 80 mil sheets. Thicker sheets cost more and generally hold up better to hail, foot traffic and weathering. Ask each bidder what thickness they priced so you compare like with like.

5. Attachment method

Mechanically fastened TPO is usually the most economical. Fully adhered systems use more adhesive and labor but give a smoother surface and can perform better in high winds. The choice affects price, wind rating and warranty terms.

6. Penetrations, curbs and edges

Every HVAC unit, exhaust fan, pipe, drain, skylight and roof hatch needs its own flashing. A plain warehouse roof with few penetrations prices toward the low end. A strip center with a rooftop unit over every tenant, or a downtown building with tall brick parapets, prices higher.

7. Access and occupancy

Cranes, street closures, staging on tight downtown lots and work around open businesses all add cost. So does scheduling to keep tenants dry and working.

8. Deck repair

Rusted metal deck or rotted wood found during tear-off is usually priced per unit as an allowance. Read that line carefully; it is a common source of change orders.

9. Warranty type and length

A manufacturer's no-dollar-limit (NDL) warranty usually requires approved installers and a manufacturer inspection, and longer terms often require thicker membranes or added details. A workmanship warranty from the contractor is separate. Longer, broader warranties cost more up front.

What a TPO repair costs instead

Not every leak needs a new roof. Fixr puts a small flat roof leak repair at about $300–$1,250, with a typical job around $750. Commercial repairs often run higher because of roof size, access and the time it takes to trace water through insulation. If the roof is under 15 years old and the membrane is sound, a repair is often worth pricing first. The commercial roof repair page covers what a repair visit should include.

Treat every price you see online as a national planning figure. No national range knows your deck, your insulation, your drains or your parapets. Two or three local bids with the same scope are the only reliable way to price a Champaign roof.

How to compare TPO quotes line by line

  • Same scope. Tear-off or recover, the same membrane thickness and the same attachment method on every bid.
  • Insulation. Type, thickness, total R-value, and whether tapered insulation is included.
  • Flashing details. How each curb, drain, penetration and parapet is handled, and whether edge metal is replaced.
  • Allowances. Unit prices for deck replacement and wet insulation, so surprises are priced in advance.
  • Warranty. Manufacturer NDL, material-only or workmanship, with the length of each.
  • Permit. Who pulls it. In Champaign, re-roof permits go through the Fire Department's Building Safety Division; other towns have their own offices.
  • License. An Illinois unlimited roofing license number (starting with 104-) on the bid. Verify any roofer at idfpr.illinois.gov.

Frequently asked questions

How much does a TPO roof cost per square foot?

Typical national installed ranges are about $4–$14 per square foot (Fixr, January 2026), with ServiceTitan citing $4–$8 (February 2026). Removing the old roof adds roughly $1–$5 per square foot. Insulation upgrades, tapered insulation, flashing, access and deck repair push a bid toward the high end. Champaign bids vary, so get local quotes.

How much does a TPO roof cost for a 10,000 sq ft building?

Multiplying the national ranges gives about $40,000–$140,000 for the TPO system, plus roughly $10,000–$50,000 if the old roof is torn off. That math excludes tapered insulation, energy-code insulation upgrades, deck repair, HVAC curb work and crane access, so treat it as a planning range only. Local bids are the real number.

Is TPO cheaper than EPDM or PVC?

TPO usually sits between them. Typical national installed ranges are about $3–$13 per square foot for EPDM, $4–$14 for TPO and $5–$16 for PVC (Fixr 2026, ServiceTitan 2026). On real projects, the insulation, tear-off and flashing scope often moves the price more than the membrane choice does.

Does a TPO roof replacement need a permit in Champaign?

Re-roofing generally needs a building permit. In Champaign, permits go through the Fire Department's Building Safety Division, and Urbana, Savoy and Champaign County have their own offices, so requirements vary by location. The contractor normally pulls the permit, and the permit application must show the contractor's Illinois roofing license number.
